And I'd say you were sticking way too close to conventional. Grab a bus from ACA to Huatulco. Hire a cab - cheap - for a run to Barra de la Cruz for great surfing in a much earthier location than Puerto Escondido. The folks from La Crema Bar in Huatulco have a new place to rent rooms there; it's a tiny community with spectacular surfing. Back in March, the low spot by the old naval base was under reconstruction, which required a bit of a detour. Mazunte had an even bigger rebuild going on. Can't seem to get down more than once a year 'til that retirement train hits, so I couldn't tell you about current conditions. OK, in Roca Blanca the main street is now paved from the disco west. Follow the paved street until the pavement ends. There are a couple of small huts in the left in front of a larger posada. Talk to them right and you're looking at a thousand pesos a month. Bathroom/showers are shared. Mosquito net over bed. Or, east of the pavement, there's the venerable Piedra del Fuego. I would second the recommendation that you solicit contributions on Zipolite from Tina Winterlink. Few know it and love it more than she. One angle you might approach is the Italian connection. Mazunte has long had an Italian component. Many of the restaurants in the Roca Blanca portion of Zipolite are Italian owned and operated.
